The Utah County can be broadly classified as follows:

The Pioneer Era (1847-1869) Utah previously belonged to Mexico and was later ceded to the United States by treaty. A land office was established in 1869 and only after this it was permitted to own land legally in Utah. At this time The Church of Jesus Christ of Latter-day Saints monitored the land distribution, which was not sold but allotted need based. Title to the land could be got from the Church or the county recorder’s office. After the land was distributed in this manner, the county recorder or the probate clerk were the ones who recorded all transfers subsequent to the initial distribution. LDS Church records contained some of the transactions. And a few times the transactions were not recorded at all anywhere.

Federal Land Records

Federal Land Records (From 1869-present) It was in the year 1869 that the first general land office was established and enabled sale of lands in the public domain in the Salt Lake City.  On making a down payment, individuals were sold properties through the land offices and they started maintaining registers of land office and each entry had a separate file. Once the requirements for land entry were fulfilled, the file would be sent to the General Land Office in Washington DC who would confirm the transaction and issue an official title thereby transferring ownership rights to the buyer. Federal land records are available at Bureau of Land Management, Salt Lake City that shows who the lands were sold to. The National Archives-Rocky Mountain Region, Denver who has land office records along with correspondence, surveys, cash registers and the final certificates. National Archives & Records Administration, Washington DC and the Bureau of Land Management, Springfield are the other places where the land records are available.

Utah was granted four sections of land in each township by the federal government when given statehood, which were either sold or leased and Utah State Government, Salt Lake City, manages the State Land Records. Since 1896 applications for land purchase and the agreements are sent to Utah State Archives.

Private owners, after getting the land transferred into their names, could inherit or sell the lands and these transactions are recorded in the office of the county recorder. Copies of the earlier land records as well the probate court records, LDS membership records and the county deed records of several counties are available with the Family History Library.
